売主/業者コメント:
Lord’s House, Samokov – REDUCED TO 80,000 EUROS!! This property is a prime example of one of Bulgaria’s most historic houses, it was built around 350 years ago! It has now been completely restored and renovated, with the interior of an outhouse being turned into a modern sauna and shower facility. It is valued and was on the market for 130,000 Euros but is now being offered at nearly half price!! In the Register of buildings of national importance, The Lord’s House is a property of distinction and historical importance. The home of the former ruler of Samokov, it is a spacious property of 260 m2, full of period features, such as amazing carved ceilings and doorways. A local developer saved this unique property from likely demolition a number of years ago and fully restored it with traditional methods, plus adding modern facilities such as kitchen, bathrooms and sauna. They recognised that so much of Bulgaria’s history had been destroyed by Communism that such buildings as this needed to be saved. The property is widely known in the area and provides a high status residence that offers comfort and convenience of location. Made with a frame of massive 14” timbers, the traditionally in-filled walls offer remarkable sound and heat insulation. Windows are with double units to. Orientated to the sun, the house is a naturally warm place. The old stables to left have been recently converted into luxury sauna with shower facilities. Just perfect to warm up in the cold mountain winter days! There is direct access outside, to the limestone paved courtyard in front of the house, which is south facing and very sunny. The Ottoman style of living had a large open plan reception area on the first floor. Guests would come up from the spacious entrance hall, and arrive in the space, with the Lord sitting on a raised area at end by lovely bay windows. This has been made into a relaxing lounge area with TV – making an alternative viewing place to the modern living room downstairs. There are 4 bedrooms: 1 twin Master, 1 double and 2 singles, Plus sofa bed in first floor open area. The bedrooms are accessed from the open central area, with two on each side. The Master bedroom in particular has the most impressive carved cupboard panelling and ceiling – all restored with wood oil to protect from central heating drying. With the thick walls and traditional wooden double glazed windows, the house is remarkably quiet even though it is in the centre of town. It’s also cool in the hot summer and warm in winter. The property has a detached garage. It also has a full security system, linked to local security company for worry free ownership. Samokov town... Described as the gateway to the Rila mountains, Samokov has recently received a new ski run and ski lift and ski facilities will continue to be extended as a gondola (as part of the Super Borovets Project) is currently under construction. Therefore for any ski fan, a property in this town is not just a good investment but an ideal ski base. The Lord’s house is centrally located in the town, within an easy walk of all facilities Samokov is not only popular due to its proximity to ski resorts but also because there are summer activities available. In summertime the weather is warm and many people go to Lake Iskar, Bulgaria’s largest inland lake, to enjoy water sports or some sunbathing. Sofia city is just an hour away by good road and you can spend the day shopping for bargains there. With regular public transport from Samokov to Sofia, Borovets, Govedartsi etc you don’t need a car to get around.
